The project involved the complete redevelopment of an existing 35,000 SF site in Manhattan Beach, including demolition, environmental remediation, and the removal of underground fuel storage tanks to prepare the property for new construction.
The development features subterranean parking and two ground-up buildings constructed with structural steel and wood framing, with the site’s proximity to the coast requiring careful consideration of moisture and salt exposure when selecting materials, finishes, and construction details for long-term durability.
The exterior architecture incorporates tile cladding, aluminum façades, living green walls, and structural steel awnings, creating a distinctive presence within the Manhattan Beach community.
The project also required extensive coordination with state and municipal agencies, including Caltrans, as utility tie-ins extended into the adjacent roadway designated as a California state highway. The completed development was demised into four tenant spaces and is now home to Kinecta Federal Credit Union, Ike’s Love & Sandwiches, Dunkin’, and Modern Animal.
